As off-the-plan contracts and disclosure documentation are prepared, our Developer Consultants use the insights gathered during Discovery to align all strata deliverables, budgets and documentation with the live progression of the project. This ensures accuracy, compliance and a seamless connection between planning, sales and on-site delivery.
During the disclosure period, our team monitors property sales and buyer feedback, ensuring that strata-related information remains clear and consistent across all communications. We prepare tailored FAQs to address common queries and maintain transparency throughout the process. As construction progresses, we provide ongoing consultation and practical advice to support any project adjustments, levy updates or timeline changes, ensuring that the strata framework continues to align with the live development and sales strategy.
Pre-registration is a pivotal stage in the development process. At SSKB, we apply our tailored Pre-Registration Checklist to ensure every compliance, legal and administrative detail is complete. This proactive approach mitigates risk, reduces liability, and provides confidence that your body corporate structure and documentation are fully prepared for scheme registration.
We ensure all documents are consistent and accurate. Once the project is complete, we prepare the documentation for the First General Meeting. Following this we finalise our agreement and provide resolutions.
At registration, your Developer Consultant reviews the First EGM agenda to ensure full legislative compliance. We oversee the approval and execution of all required contracts and agreements while the developer retains control, ensuring governance arrangements are correctly established from day one.
At settlement, we manage a seamless transition to your Community or Owners Corporation Manager. This includes inducting the Resident Unit Manager or Building Manager and clearly identifying all warranties, obligations and compliance requirements. Using our Fact Finder System, we ensure critical safety and operational details are captured and handed over with confidence.
